When we first saw this typical 1700's farmhouse on the Tuscan - Umbrian border in "The green heart of Italy" we fell in love, even though it was a "sleeping beauty" waiting for a prince, we knew we had found our new home. Lying in about 6 acres of private grounds with views of Mount Cetona, Citta Della Pieve and the valley below unfolding into a magnificent panorama covering the countryside of Tuscany and Umbria that is said, by the locals, to be the best views in the area.
The renovations brought our home tastefully back to life whilst keeping the original character intact, where possible, adding a large swimming pool and modern comforts. The entire 200 sq metre upper floor is now a self-catering apartment for sleeping up to twelve guests. Today your family and friends can enjoy a relaxing holiday, with outstanding views, in tranquil surroundings that are perfect for walking, cycling, horse riding or exploring the nearby medieval hill towns with art treasures of a bygone era.
Imagine a day sampling the wine and olive trails and tasting the local products, or participating in festivals and enjoying a concert, or shopping at designer outlets and then returning to the swimming pool, refreshing yourself before your alfresco evening meal under the pergola or experiencing one of the many local family run restaurants, just minutes away. If you should need advice or help during your stay your ex-pat hosts are close by to make your holiday a wonderful experience.
Just 10 km from the Chiusi or Fabro A1 motorway exits with main train station and car rental at Chiusi making travelling very easy. Our central location is ideal for visiting the famous towns and historic sites. The medieval town of Citta Della Pieve with all amenities, restaurants, pizzerias and supermarkets, is just 10 minutes away by car and a great eatery lies just at the bottom of our hill.
Orvieto and Lake Bolsena are just a 45 minute drive, Perugia is an hour by bus, and the thermal baths are only a 20 minute scenic drive away. Every hilltop seems to have a cultural gem waiting to be explored with hidden passageways and tiny shops stuffed with local produce and friendly people who will serve you with a smile.

The entire 200 square metre first floor is available for your private occupation, accommodating up to 12 persons, over 2 double bedrooms, 1 bedroom with a double and a single, and 1 room with 3 single beds, all with wardrobes, bedside tables, lamps, and en-suite shower rooms.
In the sitting room or bedroom five, the bed-settee converts to a comfortable full sized double bed, there is a wardrobe, desk, TV, DVD player and radio.
There is also a cot that can be accomodated in most rooms.

The property has five bathrooms with each room having an en-suite shower room.
Living Room:
In the sitting room or bedroom five, the bed-settee converts to a comfortable full sized double bed, there is a wardrobe, desk, TV, DVD player, radio and it also is en-suite. For those who want a lazy day or early birds waiting their friends there are a selection of DVD's, books, games and puzzles for your enjoyment.
Kitchen:
Kitchenette/dining room: This is fully equipped, for a homelike stay, with gas cooker, sink, microwave, fridge with freezer compartment, coffee machine, crockery, cutlery, saucepans, tables and chairs, high chair, fully equipped for 12 persons, for "home" cooked meals, take aways, snacks or just coffee.
Other:
The 10m x 5m pool has a large non slip terracotta patio area, complete with loungers and umbrellas, available for guests exclusive use while staying in the apartment. The shallow end is 1 metre deep with a drop off into a 2 metre deep section. If you require towels for use by the pool, they can be provided on request. The BBQ and shaded alfresco dining area under the pergola is close by the pool and to the front of the property.
The three hectares of grounds are available for our guests to wander at will, these include a small area of woodland, grassed terraces with rest spots, a picnic area and shaded seating, for quite reflection of the beautiful surrounding countryside. To the west are views of Cetona town where the rich and famous reside, Mount Cetona and Piazze, all located in Tuscany!
From the olive grove gazebo the view south has two huge palaces just waiting for a lottery winner to restore them to past glories. If you are lucky you may catch a glimpse of our visiting wildlife, hoopoes, bee-eater, deer, hares, little sun bathing lizards and the porcupines (If you don't see them you may find their quills).
Cleaning/towels/linen/maid service:
Cleaning and change over day is Saturday morning.

You can see Marlena De Blasi's "A Thousand Days in Tuscany" town just 15 km away where the most wonderful thermal baths are located, just a 20 minute drive away, at San Casciano Dei Bagni. You can simply use the thermal pool or book yourself into the facilities suit for a massage, skin treatments or other relaxation techniques. Or for more choice of spa's, drive to Chianciano Terme a nearby thermal spa town rivalling both Bath and Malvern for the number of treatments and pampering facilities available. Both "My House in Umbria" and "Under the Tuscan Sun" were filmed in this general area too. There are markets, events and stunning views around every corner.
Montepulciano is where the views and wine are the Tuscan ideal and only 40 minutes away, distance 30 km. The Avignonesi estate produces the famouse wines of the region and the sweet Vin Santo near Montepulciano offering excellent tours by arrangement and long lunches.
Pienza, designed by a Pope as the perfect town, with the views alone are worth the trip and located to the west of Montepulciano, and seems to grow out of the top of the hill, distance 40 km.
